The Environmental Planning and Assessment Act 1979 sets out the requirements for content available in Planning Certificates. You can apply for either a Part 2 Certificate or a combined Part 2 & Part 5 Certificate.
Planning Certificate (Section 10.7) – Part 2
The Part 2 certificate contains relevant planning information such as land zoning, complying development, heritage, bush fire, geotechnical & flooding risk and other required matters.
Planning Certificate (Section 10.7) – Part 2 & 5 (Combined)
The combined Part 2 & 5 certificate contains the above information as well as planning information that Council is aware of. This may include environmental constraints or other matters that Council considers relevant to the affected property.
A Planning Certificate is not a development approval. It merely states whether or not development is possible on your property.
Planning Certificate (Section 10.7 or S10.7)
This legal document provides you with the zoning of your property which assists in identifying all applicable rules. Planning certificate S10.7 is also known as zoning certificate (formerly section 149).
